Technical Specifications and Details
Structure:
Reinforced concrete, designed in accordance with Cyprus Seismic Code (based on Eurocode A) and Cyprus Code of Practice CYS 159 (based on EuroCode 3),
Walls:
Clay brick external walls of 20cm thickness offering maximum thermal and sound insulation, covered internally and externally with three coats of plaster and finished with emulsion paint internally and texture finish or stone cladding externally. Internal walls of 10 cm thickness made of hollow clay bricks, covered with three coats of plaster and finished with emulsion paint.
Floors:
The entrance hall, living, dining and bathroom areas are covered with ceramic tiles. The staircase is covered with marble. Upstairs, the floor of the corridor and bedrooms is made of laminated parquet.
Verandas:
External verandas are covered with ceramic tiles. Access paving and open parking is finished with patterned concrete.
Kitchen:
High quality kitchen units topped with granite worktops come complete with quality hardware and door ' handles and knobs. Double stainless steel sinks match with hot / cold water taps. The kitchen walls are covered with granite slabs.
Balcony Doors & Windows:
These are made of Powder Coated Aluminium Frames and clear double Glazing glass with provisions for optional shutters.
Internal doors:
High quality semisolid flush Doors in wood veneer finish complete with superior ironmongery.
Main Entrance:
The main door is made of solid Timber and Frame, complete with ironmongery and security lock.
Wardrobes:
Internally are made of Melamine boards while externally of wood veneer doors, complete with hardware and handles.
Sanitary Ware:
Bathrooms and toilets are equipped with high quality sanitary ware and accessories.
Electrical installations :
Installations are in accordance with the local Electricity Authority regulations and include adequate lighting points, wall sockets, TV aerial sockets and telephone outlets. External light sensors are installed and provision for optional AJC split units and alarm system is made. All accessories are of European origin and standards.
Plumbing and drainage:
The installation includes pressurized Hot and Cold Water supplies of kitchen, toilets and bathrooms with additional fresh water supply to the kitchen. There are Solar Collectors for heating water, coming together with 1000 1itre plastic water tanks and 160litre hot water tanks.
Drainage system:
It Includes vents, septic tank and absorption pit and provision for connection of the central sewerage system whenever this becomes available in the area.
Parking:
Most of the Villas provide open covered parking space as part of their structure.
Swimming Pool:
There is provision for optional swimming pool complete with plant room and surrounding pavement.
External Works:
All villas have a 1 metre high boundary wall made of painted reinforced concrete. The structure, workmanship and All installations are covered by a 12-month warranty.
